§2.    JOB SPECIFICATIONS

[ SAMPLE ]

General Scope of Proposed Work: Second story addition about 330 sq.feet.  Carport addition about 528 sq.feet.  Kitchen remodeling about 350 sq.feet.

General Specifications: Details not described below will conform first to applicable building codes, then plans, and then standards of generally acceptable workmanship.

Reference to Architect’s plans: Specifications of the work are as noted on the plans by PMB Associates, AIA, dated November 1, 1998 and specifications dated November 1, 1998 unless otherwise described below.

Explanation of Options: Pricing for each option indicates the net change to the proposal price if the Client elects to change the job specification in the way described.

Explanation of Allowances: The final invoice will be adjusted to reflect Builder's cost for each allowance.
This is NO markup in allowance computations.

The following work is included in the base price:


§2.1
  Structural Demolition:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

Items to be removed:
· Carpeting
·  Cabinetry at West wall of Great Room
· North wall of second floor
· Existing driveway and sidewalk
· Living/Dining Room ceiling
· 

Areas to be stripped to existing wood framing:
· Second floor bath
·
Bedroom #2 and closet
·
 

Items to be salvaged:
· Second floor bath commode
· Bar sink and faucet set
· Interior doors and hardware
·
· (and  NOTHING ELSE ... if Client wishes to save anything else, please prepare a list for discussion
          at the pre-construction conference.)


§2.2
  Foundation Work:

AS INDICATED ON THE PLANS.
CLARIFICATIONS:

New slab for Carport addition to be approximately 528 sq. feet

Structural fill to be approximately 24” deep.

NOTE: No foundation or structural engineer-sealed plans yet available.   No piers.

NOTE: Builder has not budgeted for concrete testing or soil compaction testing.

§2.2.1 OPTION:  Termite Treatment
Treat soil beneath foundation for termites prior to pouring foundation.
                                                                                                                                            Add.....   + $215.

Driveways and Sidewalks:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

New sidewalks to include public walkway and walkway to house, about 400 sq. feet.

Slab reinforcement to be #3 rebar over 4” sand bed.  Slab thickness to be 4”.

  Structural Carpentry:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

Wall studs to be of stud-grade fir, with treated pine base plates and # 2 yellow pine top plates. Other structural lumber to be # 2 yellow pine.

NOTE REGARDING LUMBER PRICE INCREASES:   due to extreme volatility, we must re-calculate the lumber package if this proposal is not accepted within 30 days.

§2.4.1 OPTION:  Delete Carport
Delete construction of Carport and Carport foundation.
                                                                                                                            Deduct ..... < - $19,250. >

  Exterior Doors, Windows and Skylights:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

Metal exterior doors to be 1-3/4” thick, 6-panel embossed doors.

Wood exterior doors to be 1-3/4” thick, single-glazed, true divided lite, 15-lite doors.

Windows to be Marvin-brand wood windows with true divided lights, single-glazed, exterior prime and screens.

  Decking and Roofing:
AS INDICATED ON THE PLANS.

Decking to be 1/2” CDX, with 15 pound felt underlayment, and roofing to be “Prestique II” 25-year shingles.

CLARIFICATIONS:

Existing roofing and decking to remain in place.

Ridge vent to be “RidgeMaster Plus”.

NOTE:   No new shingles can exactly color match with existing.

§2.6.1 OPTION:  Use ridge vents
Cap flashing for heat escape from attic.  (Recommended)
                                                                                                                                      Add .....   + $180.

§2.6.2 OPTION:  Upgrade roof decking to " Techshield " (also known as " Koolply ")
This is also 1/2" CDX plywood, but with an extra layer of perforated aluminum foil, to reflect a significant amount of solar heat.  (HIGHLY recommended)
                                                                                  ( $5.25/sheet + 5% more scrap) ... Add .....   + $157.

  Landscaping:

All landscaping, sprinkler system and site drainage repairs and replacement to be handled by Client.  Cost of this work is NOT included in this proposal.  Builder will make reasonable effort to minimize damage, but some trampling of grass and plantings is likely to occur.

Heating, Ventilating, and Air-Conditioning:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

New air-conditioning and gas furnace unit at first floor to be:
3-ton 10+ SEER Carrier

New air-conditioning and gas furnace unit at second floor to be:
2-ton 10+ SEER Carrier

New ducts to be installed for first and second floor distribution.  New ducts to be metal with fiberglass insulation.

New ducts to be installed at second floor addition

New vent pipe to be installed for:
· one exhaust vent at Kitchen

§2.8.1 OPTION:  Use " Flexduct " ductwork
Use " Flexduct " ductwork at new areas, instead of metal ductwork. 
                                                                                                                              Deduct .....  < - $550 >


§2.
Plumbing Fixtures (Allowance):

An allowance of $3,400 is included for the purchase of PLUMBING FIXTURES to be selected by the Client.   Installation is included separately.

          2 -- lavatories @ $125
          3 -- lavatory faucet fixtures @ $450
          2 -- tub/shower fixtures @ $175
          2 -- commodes @ $150 
          1 -- Kitchen sink and faucet set @ $600
          1 -- Bar sink and faucet set @ $350
          1 -- Utility sink and faucet set @ $200

Plumbing Work:
AS INDICATED ON THE PLANS.

Piping for, and installation of, the fixtures detailed above.

CLARIFICATIONS:

Upgrades possibly required ... 
                          ... City Building Dept. to determine.
                          ... Client to be advised of cost before initiating, via change order.
 

· Water Line and Meter Upgrade will be required if the city calculates the existing meter and supply line as inadequate for the total number of plumbing fixtures in the house.   These calculations are sometimes unpredictable.

· Gas Line Repairs will be required if overnight pressure test reveals leaks ANYWHERE in the gas lines.

Insulation:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

New kraft faced fiberglass batt insulation to be installed in all exposed areas of the exterior walls and ceilings of the work areas.

Wall insulation at 2x4 walls to be R-13 and ceiling insulation to be R-30.

Inside corners and exterior wall penetrations to be sealed with “polycell” foam.

Sheetrock Work:
AS INDICATED ON THE PLANS.
CLARIFICATIONS:

New 1/2” sheetrock to be nailed at all wall and ceiling surfaces of the work area.

Sheetrock joints to be taped, floated, skimmed and sanded smooth.

Sheetrock to be repaired at the following work surfaces:
· Bath #1
· Bedroom #1 West wall

Countertops (Allowance):

An allowance of $4,180 is included for the purchase and installation of CORIAN countertops, to be selected by the Client.

          simple edge styles  (1-1/2" waterfall )

          30 – sq. feet of Corian @ $38
                    (for Wet Bar)
Note: other colors and edge styles can cost substantially more

Ceramic Tile Work (Allowance):

An allowance of $1,570 is included for the purchase of CERAMIC TILE and TRIMS, to be selected by the Client.   Installation is included separately

Wood Flooring (Allowance):

An allowance of $14,000 is included for the purchase and installation of OAK FLOORING, including oak base shoe, of stain color and top finish to be selected by the Client.

Wallpaper:

NONE BUDGETED... but if Client wants to install wallpaper later, then Builder should be advised, 
to coordinate wall texturing appropriately.
